Our Head of Property Management is Georgie Wilson, a leader in her field who has dedicated more than 17 years to property management on the northern beaches.

One of your responsibilities as a landlord is to ensure that the tenant’s reasonable peace and privacy are not interrupted. Tenants have a right to quiet enjoyment of the premises they are renting.
The law restricts the amount of access you, your property manager or anyone acting on your behalf can have to the property while it is being rented out. You are only allowed to enter the premises at certain times for certain reasons.
The notice required to inspect the property is at least 7 days written notice. No notice is required for urgent repairs or in an emergency or if you reasonably believe the premises have been abandoned.

Application Form
DOWNLOAD FACTSHEETBy law all properties are required to have the correct number of working smoke alarms in the property to protect the occupants. These smoke alarms must be an approved type of smoke alarm, within its service life and maintained and tested as per manufacturer’s instructions. Failure to do so may void any fire related insurance claims that you may have.
Unfortunately, the testing of smoke alarms is outside of the scope of what property managers are trained and insured to do, so we recommend a professional inspection by our approved smoke alarm provider.
We have chosen Smoke Alarm Testing Services (SATS) as our smoke alarm service provider. Their annual fee of $99 incl. GST covers unlimited visits to the property throughout the year including on changeover of tenants. If additional or replacement alarms are required they are supplied and installed for $25 for 9v Photo-electric and $50 for 240v replacement Photo-electric. The $99 fee includes?
- Surveying the property to ensure that all smoke alarms are the correct type, quantity and that they are positioned correctly as per legislation.
- Cleaning, testing and maintaining the smoke alarms as per manufacturers specifications.
- Replacing all batteries (where replaceable).
- Keeping all details of the property including smoke alarm quantity, make, model, expiry date, decibel reading and positioning, and verify the alarms meet current Australian Standards.
- Issuing a Certificate of Compliance within 2 hours of completion.
Swimming pool owners must register their swimming pool or spa pool on the NSW Swimming Pool Register. Local councils and accredited certifiers registered with the Building Professionals Board, can carry out inspections of swimming pools.
From 29 April 2016 a copy of a valid certificate of compliance or relevant occupation certificate must be attached to new residential tenancy agreements to rent property with a swimming pool or spa pool. This requirement does not apply to a lot in strata or community schemes with more than two lots.

We recommend your application be submitted as early as possible after your inspection to avoid disappointment. We often have multiple parties interested in the one property so don’t delay your application and never post an application form or you may miss out.

If you live in a Strata or Company title building and your issue is related to common property – you need to contact your Strata Managing Agent’s contractors. Check the notice board in your building’s foyer and you should find their emergency contacts.
When is the tenant responsible for payment of repairs?
The tenant is responsible for the payment of costs incurred within 14 days in the following circumstances:
- The tradesperson finds no fault in the appliance, fixture or fitting.
- The tradesperson has not been able to gain access to the premises after the tenant has agreed to an appointment time.
- The tenant arranges a repair that is not classified in Section 19 of the Residential Tenancy Agreement as an Urgent Repair.
- The tenant has not operated the appliance, fitting or fixture in the correct manner.
In the event you are unable to contact us to request an urgent repair, a list of preferred maintenance contractors is listed for your reference. Please ensure you notify Georgie on 0478 666 952 as soon as practicable should you engage the services of one of our contractors directly.

Urgent repairs should be reported immediately either by telephone or email. See the list below outlining matters that are considered urgent. These are defined under your Tenancy Agreement as:
Burst hot water services
Faulty external door locks
Gas leaks
Flooding or storm damage
Serious roof leaks
Dangerous electrical faults
Fire damage
